Values for estates, gifts, and trusts
When commercial property passes through an estate, is given away, or is split among family members or partners, someone needs a supportable value as of a specific date. We prepare those appraisals for executors, trustees, attorneys, and CPAs across the Denver metro and Colorado.
Looking back to the date of death
Most estate work is retrospective. The appraisal has to reflect what was known or knowable on the date of death, so we use the sales, leases, and market conditions from that period, not today's. The report states the effective date, the interest appraised, and every assumption clearly, so the estate's attorney and accountant can rely on it.
Assignments we handle
- Date of death appraisals for estate filings and basis step up.
- Alternate valuation date appraisals when the estate elects the later date.
- Gift appraisals for transfers of property or property interests.
- Planning valuations for trusts and estate plans.
- Buyouts between partners or family members who need a neutral number.
We appraise industrial, office, retail, multifamily, and commercial land for estate purposes.
We provide appraisals, not tax or legal advice. Filing requirements, discounts on partial interests, and reporting questions belong with the estate's attorney or CPA.
