Reports written for review
We prepare commercial real estate appraisals for community banks, credit unions, and private lenders across Colorado. Our goal is a report your reviewer can sign off on without a round of revisions.
Our principal appraiser spent years as the client on the other side of that process, working with third party MAI appraisers on hundreds of institutional industrial assets and deciding which conclusions held up. The lesson from that work was consistent: reports stand or fall on their comparable sales. A reviewer can spot a bad comp from a mile away, and it weakens the whole report. We pick comps that match the subject and confirm each one before it goes in.
Standards we follow
Every lending assignment conforms to USPAP and to Title XI of FIRREA and the Interagency Appraisal and Evaluation Guidelines. We also follow the appraisal rules that apply to your institution, whether that is the OCC (12 CFR Part 34), the FDIC (12 CFR Part 323), or the NCUA (12 CFR Part 722). Engagements come from the lender or its appraisal management function, and no value is agreed in advance.
Typical lending assignments
Acquisition and refinance loans on industrial, office, retail, and multifamily property. Owner user and SBA loans. As is, as stabilized, and as complete values. Fee simple, leased fee, and leasehold interests. Renewals on loans originated when rates were lower, which are becoming more common as those loans mature.

Questions lenders ask
Do you work with credit unions?
Yes. Credit union assignments follow NCUA appraisal requirements (12 CFR Part 722) along with USPAP.
How is timing handled?
We set the delivery date with you at engagement based on your closing schedule. If a date is tight, we say so before accepting the assignment.
Can you be added to our approved appraiser list?
Yes. We can send a license, E&O certificate, resume, and sample report. Contact us to start.
Do you answer review questions after delivery?
Yes, at no added cost. Questions from your internal or third party review appraisers come straight to the appraiser who signed the report.
